Monument Colorado Area HomesThe Tri-Lakes area is one of the higher priced residential areas of Colorado Springs, featuring many large, 4000 sq. ft. + luxury homes, in a mountain-living atmosphere often on wooded lots from 1/2 acre to 5 acres. Much of this area is wooded and newcomers are advised to look here first if they want to live in the actual Black Forest, and to look secondly in the Black Forest MLS area. Tri-Lakes is situated in northernmost El Paso County, and includes Palmer Lake, the town of Monument, and the unincorporated community of Woodmoor. Interstate Highway I-25 runs through this area, and this is the part of greater Colorado Springs closest to Denver. Many people commute from Tri-Lakes to southeast Denver, just 40 miles away. Tri Lakes, and the Black Forest MLS area to the immediate east, are situated at the high point between Colorado Springs and Denver, known as the Palmer Divide. Snowfall along the Palmer Divide is greater than in Colorado Springs. Woodmoor is the largest home community in the Tri Lakes area, and some wooded hillside lots are exceptionally beautiful. Woodmoor is located on both sides of Highway 105 east of the town of Monument. Homes in Woodmoor range in price from the $300,000s to the $700,000s, and vary in age of construction from the 1970s up to brand new. Homes vary in size from 2000 to 6000 total square feet; most are between 3000 and 4000 total square feet. Some wooded lots in Woodmoor also feature views of Pikes Peak and the Rampart Range; others back up to the Woodmoor golf course. The drive along Top O' The Moor Drive loop is well worth taking. Kings Deer is located between County Line Road and Highway 105 on both sides of Roller Coaster Road. Kings Deer home prices range from $450,000 to $1 million +, with most homes priced in the $500,000s to $800,000s. These homes are built from 1993 through brand new, and range in size from 4000 to 6500 total square feet. Many lots back to the golf course; most lots have golf course views. Wissler Ranch is further east along County Line Road, where attractive homes are priced from $540,000 to $650,000 and the HOA website provides an attractive introduction to the development. These areas are likely to show relatively stronger price appreciation in the future due to proximity to Denver. The huge, never-to-be-developed Greenland Ranch to the immediate north is of significance. High Forest RanchOne of the finest high-end developments in all of Colorado Springs is High Forest Ranch, featuring fine homes on mostly 2+ acre wooded lots, and located at Highway 83 at Hodgen Road. Homes are priced from $700,000 to $1.8 million. Building lots are $200,000 and up. Access to Highway 83 as a main or alternative route south to Colorado Springs will increasingly be a strong plus.
Cherry Creek Crossing, located at the northeast corner of the intersection of Highway 83 and Hodgen Road, is a community of custom homes priced from $440,000 to $585,000. These homes are on 2.5 acre open lots with excellent views, and they were built from 2000 through brand new. Home sizes range from 3300 to 7500 total square feet. Bent Tree is another community of fine custom homes, located west of Roller Coaster Road between Higby Road and Highway 105. Bent Tree homes are priced from $440,000 to $875,000, and they were built from 1986 through brand new. Fox Run is a located on the south side of the Tri-Lakes MLS area, off Baptist Road, and near the 320-acre Fox Run Regional Park. Fox Run homes are priced from $350,000 to $710,000, with many homes in the $400,000s. Fox Run homes were built from 1997 to 2001, and vary in size from 3300 to 5300 total square feet.
